The promissory note is almost useless without a corresponding mortgage to create a lien on the property.There's also no reason the title company shouldn't record it if done properly.

You can give proper notice that you are not going to renew in any way (term or month to month) and they should vacate on X date.

Here's a great article that addresses this from @Kim Lisa TaylorThe main benefit that I've seen folks go for by using LLCs to invest passively is the additional layer of privacy that doing so can offer, if properly structured.
