The attorney review period gives you (and the seller) a chance to “sleep” on your decision.

So, I guess, with your numbers, the 8% maintenance will be deferred to a post warranty period that some TK companies offer.

My experience in real estate has been short-lived, but like Lombard Street in San Francisco, it's covered a lot of ground and had its twists & turns in a short period of time. 

I don't feel that a investment out of your area under 500k is worth the distance-hassles, but if I can do a million dollar deal on an apartment, it may just pencil for me to take off work and fly somewhere periodically.  

@April Zarling, my husband changed the way he gets paid, and we are now 1 year into the 2 year waiting period for self employment.

I plan on basically rotating between each unit for a short time period during which I will perform the interior updates and then move out and rent when done.    

But purely looking at what you put, not being experienced in flipping, I would make the offer subject to interior inspection (7day) inspection period, 15-30 day close.

I tell them I can't afford to pay for your project you are hiring my company to do the work and we need funds for that,  period.
