I am leaning towards multifamily, but mostly because I do not want to pay another 6-7 grand towards a mortgage that is not mine.

Agree with others that $3k is negligible on the grand scheme of things.

Many options, here are a couple:-You could have her transfer it to a trust- say to the benefit of her kids or grand kids or whoever.

We want to pick up a property or 2 this year, but don't want to tie up $80-90 grand in a SFR.
