They are not negative on PM (for the most part) just negative on the consequence of hiring a poor manager or not being hyper-diligent about watching the details of your property.I can tell you that there are great property management companies out there, you simply have to be patient and be CRYSTAL CLEAR from the beginning on how you expect them to handle your property.As far as costs, I think a company that charges 12-16% (that is ALL charges added in and annualized) is probably a company seeking to operate like a proper business.
