We use an automated system for this and if the tech does not respond within the designated time frame, it calls the next person on the list until it gets to me, the property manager ... and no emergency call should ever get to me (we have a maintenance staff of 6 FT techs).I do agree with you and would be upset if it took 7 hours for me to get wind of that situation as well.

Since you can't be in front of everyone, everywhere at just the right time when they are ready to buy, your print ads ought to be designed to do something specific.

It probably acutally takes less time to find a house for a $1m+ buyer because they don't want to spend time looking at 100 houses.Your proposed system is the way to go, now just to design it and convince all those with an interest in the current system to give it up.
