A couple things I can ask you if you don’t mind1.) after you found a property and did comps and it’s a good deal, what platform or site did you use to find investors who wanted to buy it?

I would wonder if they are legit or not. 

In the UK, deals can be crowdfunding on an authorised platform (FCA == SEC in the UK).

Since switching to Cozy which gives the tenants the ability to schedule payments & setup reoccurring payments, there has been a positive uptick in ontime payments, I think the automated reminders in the platform really help.

Either way, the more local connections we can build on this platform and others, the better.

Lexington Law is legit, their service will run you $100 a month, and it will take several months to see results.

It doesn't go into effect until Jan 2020 so they are giving operators notice but the way its phrased it seems like they will be pulling data from Airbnb -just like they do with NYC and San Fran -enforcing from the Airbnb platform rather than just relying on neighbors complaining.
