I think Seneca and other Stoics should be required reading for investors on BP.For instance, a weekend a month (1-2 days) just wearing the same t-shirt and jeans, eating rice and beans for every meal, and not using a cell phone, while repeating to yourself "is this the life I have so feared?".

The mom & pop shop we bought gave out their cell phones and were available 24/7/365.

Also see how hard it is to get personal cell phone numbers of key employees. 

The cell phone reception is poor at best and drops out in some units.Would you install a cell repeater on the property?

Pick up the local business journal, talk to the local chamber of commerce, find out how many companies are expanding their footprint or moving to a market.

I always suggest that you look at 50 properties in the area you intend to invest in; make no offers but keep a detailed journal of the price per SF, keep a copy of the MLS listing, make exacting notes of everything seller or agents make, condition of the property and the neighborhood.Subscribe to all local legal and business papers (read all the legal notices), have your agents send you listings daily, drive neighborhoods to look for FSBO's, walk and talk, ask everyone you meet if they know of anyone who wants to sell property.You will discover that you'll become the expert of values and will be able to make that quick decision when the deal is right.Good luck
