I would install baby monitor cams in the common area so that he/she can see everything.

It was simple to install and very durable.

Some Future Maintenance / Prevention methods were included (but none of them listed fixing the Palmer Valve or installing a Sump Pump).

It is easy to install so you can do it yourself to save money.  

I always replace them for my rentals and also always install new ball type shut off valves.Good luck with your current projects.

I install the GE dishwashers that run 300 at home depot.

In the next couple of months my time will be opening up greatly and I'll be able to do just about anything (driving for dollars, installing ceiling fans, replacing garage door openers, painting walls, whatever) in exchange for and education and, eventually, a cut of the deals. 

Someone just posted a FB post about this same thing- He literally wants to lock the thermostats or install a digital one so he can keep from from setting it below 68 becuase "There is no valid reason for any one to set it below that temp ever"This is the kind of thing that makes people assume landlords only care about money and not humans. 

A friend of mine in Dallas is having solar installed and his projected savings over the next 25 years is over $75,000.  

It does look like the new one is a hair higher than the old one in the installed picture there.
