FM took down my info, so did the auction site, then that evening i got an email from the auction site saying the property was no longer listed.  

It is a site that provides updated contact info for businesses looking to expand in areas you are looking for tenants.

I know people are having success with skip tracing, but I need a reliable source for home owner contact info.

You need $ figures for most OpEx, with R&M adjusting with the age of the building, property taxes being specific for the county.
