You can borrow from it without pledging your first born, and when you die it's not even a part of your estate -- no taxes.

Rentals are good primarily because of the (relatively) low taxes in the city (I was born and still invest and volunteer in the city so I know the area pretty good.

Started at age 31 when my son was born.
