I think investor psychology includes different stages just like life.There is the initial stage of becoming an investor.

As you read this post understand that I'm at the stage before the beginner.

When staging a house, this lets you know where to put your "splash" furniture and accents.  

Now if you had a month to month tenant who "broke all the rules" (excessive noise/unreasonably disturbing the neighbors etc etc), you are within your rights to mutually resolve this with said abusive tenant using some of the pointers I outlined earlier.

If you are banging excessively, you are not doing it correctly and you will damage the edge, making it that much more difficult to attach the next one.

You made need an excess policy too.

I know ask to see a copy of their voucher and I call their caseworker to confirm that they are approved first for a rental rate at or in excess of what I'm charging before I sign any transfer papers.
