We had Charter streaming available but honestly no one ever used it so we dropped it about a month ago. 

Most of the ones I ever installed were engineered, solid bamboo is rare.

If I ever 1031 exchange those I'm looking at Northern CA, Nevada or Arizona. - OOS investing is challenging.

People nowadays forget the power of a paper trail....a real paper trail, not apps/emails/texts and all that crap> If you ever end up in court (small claims etc) a Judge will love a real paper trail, they don't want to be waiting while you try and find something on your phone, y'know?

With 1M in capital there are multiple options that can cash flow and with the influx of tech and manufacturing jobs into Reno the equity will grow at an above average rate. 

As a general rule of thumb, no one ever lends for less than the rate of a high yield savings account.  

Did you ever have trouble with vacancies?

If I ever needed the money I could withdraw it tax free, but it literally would not affect me if the value fell 20-30-40% if the income remained  (ps  I’ve been  invested in Vegas since 1999.
