I would love to wholesale commercial.. i read peter conti book and it was great.. i want to know if anyone ever took conti course or program.. what advise can you give me for breaking into the commercial wholesaling business

But there could always be specific circumstances where a shorter (or longer) hold period are appropriate.In your case an unsolicited offer to buy at an advantageous price would certainly provide a great defense if ever questioned. 

You want to know that the numbers will work and you won't be cashflow negative if you ever get to the point where you can't manage it yourself.

It is a good idea to:Spur them into action to redeem; and/orLegally gain official possession of the property in case there might ever be some dispute about whether you were physically in exclusive and continuous possession.

Sadly, all wholesalers are not so evolved and many will dump crappy non-deals on you if you let them.
