Gutted interior and reformatted floor plan to include true master with ensuite bath, new hall bath location, added interior laundry and dry bar plus new HVAC, new roof, new electrical panel and whole house rewire, new kitchen, flooring, paint, landscaping, etc.

Plumber removed old shower and had a contractor move the drain and repair rot in the floor.  

Floor drains have p-traps too and can dry out over time.   

If you like meeting people, offering value, and watching paint dry you'll love it. 

The auctioneer would loudly announce the address of the property being auctioned (along with the associated required legal jargon) and then they would write the address on a large dry erase board in order to avoid confusion.  

The property also needs an exterior paint job, as well as some woodwork to repair minor rot on the porch and railings.

I suspect you work through a lot of access issues  or property wont perk  or property were they punched a few dry holes into the ground and no water etc etc. 

It sounds like you need to start hiring out things like accounting and property management to truly grow without running yourself dry.

They are affordable compared to legacy dress clothes, don't need to be dry cleaned, super comfortable, and they go everywhere. 

However, there's usually 3 main areas that most loans will focus on even if the house is livable - Foundation, External Wood Rot, and Roof.
