I will have to do double entry as I track things like manual payments and such in my property management software and I have to keep things straight in there but it is easy.

It's when you get into double closings that you really need to find a good investor friendly attorney.

Also, I've talked to a few Attorneys in MA and NH who look at me cross eyed when I mention a "double close" or "wholesale" to them.
