I am not planning on driving the routes - would need to have a manager & dispatcher while having trucks and drivers actually drive the routes and deliver packages.The businesses seem to be quite strong cash-flow-wise but I'm not sure if it's a good idea to get into this business.Would appreciate any feedback on this.Thanks.

If you are planning to move into the next property, you may be able to find a property for sale that has an assumable mortgage.

We do plan to remodel a bath which would not be possible with a tenant living there.

I'd call this a C+ area, and like a large part of Dayton proper, I wouldn't plan on any appreciation.

He points out that if you are buying lots that don’t cost very much and you plan to sell them fast for not a huge markup, realtors won’t put a lot of time into it.

Then the plan is to sell it in 3 to 5 years to find a better rental market.

After you talk to the code guy, you'll of course need an architect to write up professional plans that you can submit for the permits.
