Those that are specialized in a certain asset class and an expert know how to make money with it.Cold belt states tend to be more overbuilt and with net migration away with population levels the tenants do not want to expand in those states.In a lot of the warm belt states there is huge growth with populations and businesses want to (follow the people and the money).
