I’m also a bit skeptical of an all-in purchase/rehab at ~$115K grossing $2400/mo in rents.

Financing rate is the smartest one to choose if I want to continue to purchase nhomes down the road.

Account Closed- thanks ...you should get pre approved for a hypotehtical purchase scenario for an investment property so that you can  1) educate yourself 2) get organized  3) determine if you are able to qualify 

Many 401k plans offer a loan option for a real estate purchase if you plan to live in it. 

And third, you can make sure your lease's guest policy and non-smoking clauses are beefed up and made extremely clear to the tenants.Lastly, you probably inspected the property at least once or twice before closing, so you would have likely been able to determine if there was any significant smoke damage or cigarette smell inside.
