Multifamily is under tremendous pressure with the lowest cap rates in history, mostly cause all other passive investments dont pay crap!

Scenario 3: Junk in common area - One tenant who has been a tenant for 20+ years, has overrun the 4plex with all his crap, including a hot tub!

If something goes wrong you can give him crap directly and from my experience he does his best to keep his investors happy.  

If you continue to have problems with the mold despite your expensive solution, your only chance of eradicating the problem permanently is to strip that apartment back to bare concrete, bleach the everlasting blankety-blank out of the rafters overhead, and refinish the entire place using the materials I've mentioned.I hope your solution ends the mold problem, as it WILL end the excessive humidity problem.

One thing I noticed about these reviews is that a good number of them belong to either a) tenants whose owners don't give a crap about their properties and don't authorize maintenance requests (or can't be reached) or b) properties they're collecting rent on, but maintenance is handled by another party.

Oh.....And not LA county CA...not do-able....well not with out a crap ton of brute force, last time i checked which was a couple years ago, viewing the property data/tax data required a code that is printed on the actual mailed tax bill that is mailed to the property owner.All in all, scraping a whole state.... not do-doable unless you have a team big enough to account for each scrape....  

Tenants pay me rent.I provide them a nice, safe, clean place with courtesy.That's it.I don't give them pens and crap.

With the costs of repairs along with unknowns for mold, the A/C not working, the water system not working, etc I believe it was too much of a crap shoot.

You would be better off buying shares in a REIT than you would be buying any of the so-called turn-key properties out there.The turn-key properties are a GREAT deal for those offering them, they are investment crap for anyone buying them.That is my opinion based on 36 years of experience.

There is a price for everything, including taking someone's crap.
