I know traditional banks usually don't do these and I've tried a bank in Raleigh NC but the loan officer stated that the chief executive wouldn't allow them to do this type of loan this quarter due to the amount of properties they've had to take back by foreclosure.

Established companies leverage public databases to generate lists that blanket a whole state - because if you're going to keep an office full of people busy you have to send a crapton of mail (see above).

At one point they were talking cross collaterialization until the loan officer drove by the property and then he said the bank was good with what I had and they wouldn't require a lien on another property.

Smaller banks are more personable (at leas what I found after venturing out) and you can get to know who the loan officers are so when you have questions they don't mind helping you.Recently, I was searching for a Home Equity Line of Credit (HELOC) and went to a smaller local bank that just happen to have a presence in other cities, nothing like Chase, WF, or BofA but nonetheless they have a small presence.
