If/when that happens, I would be interested in either residential or commercial property, which would be an entirely new learning experience.As for Bigger Pockets, the wealth of knowledge here is damned impressive.

The only fee I could fathom having a borrower pay for before closing would be an appraisal, but I don't require those.

It would not be an easy audit, but as long as you can make the argument and support it with documentation such as emails, correspondence, faxes, etc. you would qualify.

You can convert the new investment property into a primary residence in the future, but it has to be an investment property first (for the first 2 years according to one 1031 qualified intermediary I talked to)
