Low capital investment, simple conversion to "add" 4th bedroom, multi-family zoned lot, 150ft to light rail transit, across street from open space How did you find this deal and how did you negotiate it?

Talk about work or something else and plan on having the rest of the conversation tomorrow.Don't say 5 grand. 

Garage conversion to ADU cost $70-100k. 

I have not sent a rent check out of a failed expectation of safety since my conversation with the police. 

So much potential for this conversation.

It’s a 1 bed, but I was factoring in a possible conversion to a 2 bed. 

Worth having a conversation with some commercial loan officers.

I'm a Licensed Architect in California, who has an attached ADU on my house (garage conversion), and have done a number of plans for others.   

Just have a casual conversation, but start with people you already have a relationship with who trust you, and build your network from there.
