There was a very wide gap between the two.So for now what I see developers doing is not going for the certs as much but saying what could we incorporate with green features into a new build that tenants would see value in but that we could also save our money and recoup the costs in XX number of years??

So I send them a stupid offer which then makes the realtor get off his chair and send it to their client big waste of time, but that’s the system, I do 10-15 offers a day I run 20-40 Comps a day so @Dustin Allen are you willing to do that for me?

Can anything be done about incorporating the pantry into the kitchen area.It it was my four plex I certainly would resize that window;I also think about your suggestion or interest in opening up the wall to the living room and having an open kitchen is really a good idea.

As to the photos of the rehab in the OP, I noticed you used a casement style window on the front of the house; I personally would have avoided a casement at the front porch, because the outward opening sash is likely to bang into a chair or bench that would be great to have on a porch, plus when a casement is open people could damage the window.
