To renew the lease, they wanted some repairs and improvements which I agreed to do.We did run into some difficulty with installing new kitchen cabinets and the tenant could not use the kitchen from Friday to the next Tuesday morning.

From what I have heard, using cost segregation you are able to depreciate certain repairs such as an AC system or new cabinets within 5 years from installation and up to a certain dollar amount per year (ex: $2500 per item per year).
