Often times it's not discovered until the police get involved (because of illegal activity at the house) and/or the fire department has to respond because the growers did some funky electrical wiring and ended up burning the house down.

My rehabbers often don't want me to speak with their insurance agent/companies. 1) Someone indicated that builder's risk often DOES NOT cover the existing structure...thus if your contractor is doing a light rehab and the house burns to the ground, the existing structure is not covered.

Experienced in BRRR and rehabbing and all that is very different than someone who only invests, doesn't get their hands dirty, and has a lot of cash to burn and just wants as many properties as possible, as fast as possible.

There are lenders that will refinance a mobile home so you might be able to pull some equity out of it but being completely honest with you it makes no sense to get a loan that way when you can just liquidate it and not owe anything.
