I actually have one friend selling a property she has there right now because the tenants never pay on time and one of the renters boyfriends got in trouble with the law and got a door busted in by the authorities.

With owner financing, I can actually convert my property asset into a note asset and still get paid. 

I know NJ is tough on landlord laws but looks like in this case we may have actually some grounds to fight it.

People like Nam, and some of the old timers there are actually good at doing deals, but not to help anybody new to learn from them.

While this is always a possibility, the reality is that VERY few people will actually trash a place.

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

I meant not to live on but solely to withdraw, pay the tax and invest in RE.I am trying to decide if I should draw out everything from tax deferred retirement account, pay the tax and invest in RE (move into Roth as another option)before I hit RMD point.Hoping to hear from those who have walked the walk and share actual experience of their success/roadblocks.
