Nothing in that area rented for more than $1800/mo, and those were large houses.Also, while the real estate portals (eg Zillow, Redfin, etc) are pulling info from the MLS’ in the area via IDX and syndication, data corruption occurs often.While I have even said that the data is widely available, this is also the reason to get your real estate license so that you can directly access the raw info.

If you think you will go FHA or Conventional; and then Quit Claim the property, to a LLC, or a Land Trust you run the risk of the lender discovering a Title Transfer occurred and activating the "Acceleration Clause" or "Due on Sale Clause" that requires the loan to be paid in full, within 'x' number of days.

Of course realtors are going to say now is a good time to sell since there’s not a lot of inventory and they need transactions. that’s like going to a car dealer and asking if nows a good time to buy a car I’m not a realtor and have a job but I watch the market via Redfin and Zillow gives you a lot of tools to watch comps for property values and rents I fell into the market by accident Back in late 2004 ( near peak) but saw how fairly easy finding good qualified tenants was so I accumulated additional properties.

I currently have qty2 town homes (2 car garage) 3 br, 3-4 bths, qty1 condo 3br 2.5 bath 1 car garage, qty. 1 / 4 br single family out in Berryville, VA (got into this on accident in 2005) and all are rentals.

To get back to 5% vacancy the next turnover can't occur until 160 months. 8/160=1/20. $20 per month for repairs is not much.

In some ways, I'd want to be careful that only trustworthy wholesalers are viewing what you have, and not anyone who may undermine you in any way with the seller, even if it's by accident, since there are so many new folks these days who don't know what they don't know, but mean well nonetheless.
