So, when the student, newbie, comes out into the world, they have been informed of half truths, misconceptions, incorrect notions, lies and misleading ideas (intentionally or unintentionally) by others who were never qualified to advise.

Admittedly, I'm not the handiest man in the world...

I flip full time in Denver, and have never sold a property for more than $300k ARV, my initial thought is you might be swinging a little over your weight class.  500-700k is a whole different world and a ton of experience and detail above the entry level houses in/around Denver.  

My wife and I are getting into the real estate investment world and would love some support and advice from the BP community.

Trying to modify the players to fit your goal is inviting fraud into your world.

However, a $1k loss is about as cheap as mistakes come in the real estate world, and is a lot cheaper lesson than any guru class you're likely to find.
