If he bought a whole roll of carpet 15 years ago (Kept in storage and used as needed) and replaced it 6 months before you moved in.

For instance, one tenant left a perfectly good couch in his storage unit in my Berwyn building.

A camp ground has to be evaluated the same way you would with a hotel, trailer park, or even self storage; where both the value of the real estate and the business come into play 

After 3 weeks we finally got the water heater replaced while it seeped water in the tenant storage closets, damaged drywall etc. but the warranty company wouldn't cover that so we paid about $900 to make drywall repairs in 2 storage closets plus the Home Warranty fee for the heater.

If I was in your shoes, I would start with his Broker, especially if he is now ignoring or screening your calls.

I was trying to put myself in their shoes and if someone called me wanting to give me money, I'd probably think about responding lolAdam 

put the shoe on the other foot.. its insane what these folks are doing.. what is damages real estate wise though is reputation.And look you are now not wanting to buy 3 properties because of it..

@John Lyszczyk I picked the perfect time to build a storage shed lol. 

An even better option is to look at some of the syndicated deals where you can invest in multi family, self storage, etc.
