The best operating assets of this type I have repeatedly experienced are "house-hack" type operations where there is an owner-operator on-site, living in unit, leasing other parts of home.

What you may overpay on now may affect your cash flows in the short term, but in the grand scheme of things usually turns out to just be a blip on your overall returns.

My first thought is you should have the least amount of people on the loan as possible so the next one won't affect their DTI, however, if you will still need 2 people for each one, it might not matter.
