The toilets continuously run (he pays for water), the sinks get clogged extremely easy (not allowing for easy daily cleaning), the a/c unit doesn't cool/heat the upstairs (the two bedrooms upstairs are at the whim of the daily heat).

This is not a monthly cash flow vs appreciation debate...this is a thread about the definition of cash flow.So many BP investors don't consider a down payment a cash flow...or a refinance a cash flow...or the purchase of a heat pump a cash flow...but bank accounts tell a different story and the business world uses Kai's definition.

tenant just had a baby winter in N IN.. they cant afford rent and heat can we not take rent for 3 months add it to the lease then pay higher for the summer.. kind of like utl companies do.Me I said sure why not..

The building was appraised 6 months ago for $800k, we are picking the deal up off market for $350ish if we close in the next 3 weeks.The building is 19,090 sqft of brick and in need of a roof (maybe a patch job), 50 windows, electrical, heating and flooring estimating around $350k.At $700k project cost + holding expenses, our goal is to flip the property and provide a vanilla shell to the county/city courthouse, laws offices or medical offices.
