Next thursday (the 3rd) we are interviewing a guest on the BiggerPockets Podcast who buys single family homes, and has been using the Homepath loans with good success, so keep an eye out for that.

I'd have to install a gate, but the logistics are tough as there is no street parking nearby and I have to be able to let guests in easily.

Tenants have brought in letters stating - do not sign new lease / you might not be able to afford your part after they go over their status for the new year.

Hopefully it will rent quickly and there is room for rent increases.Since age and family status is a protected class, I just removed it.

i would love to listen to your stories. i Currently do not want to put any money down a master lease, but i must figure out a was to satisfy both parties at the same time... no one is going to hand over a pot of gold for free..

The other issue was guests would park in the driveway overnight and block a tenant in when they needed to get to work - - creating more tension.  

I feel like I've grasped the concepts and feel that doing sub 2 deals to start off would be the best route to go for me.Actively: Now I think it's time for the rubber to hit the road and begin networking with RE attorneys, title companies, realtors, etc... and making a conscience effort everyday to find deals.Hope that helps clarify some of my needs and my current status as an investor.Russell
