Having to go through an independent third party removes some of the ease of this, removing the personal tugs that come with family and friend events like this.Good intentions often fall victim to unforeseen events.

Get pre approved with an FHA lender, independents are easier than the big banks, so you understand all the additional costs and upfront payments you need....ususally 9-10% total, unless you pay a little higher rate and get a "buy down".

As far as your broker goes, I guess you should try to figure out if you'd rather have the independence to learn as you go, or if you want a mentor to guide you through the process of residential sales.
