Owner communicates only through agent and will not deliver empty- which makes me think he knows and I'll be responsible.Is there a legit solution to be had?

I am giving you notice that the renewal must be signed and hand-delivered to me no later than 5:00PM on December 7th, 2021.

They don't deliver on a regular basis so it's not like I can bill the tenant monthly.

A brokerage always promises a ton, but they don't deliver on their own.

I feel like I must be crazy because nowadays everyone is dying to evict their non-paying tenants out but I'm looking to voluntarily take on TWO of them in one property 😐.This property was previously sold within one day of being advertised by the wholesaler but the deal fell apart as it was supposed to be delivered vacant but they found 2 tenants who stopped paying and are relying on the eviction ban to stay. 

Read your contract as they often say the house has to be delivered in the same condition as when it was viewed meaning if there was a hole in a wall at closing that wasn't there earlier, the seller has to fix it.If they were offered $500 and u haul plus a few nights at a hotel, offer them $1K and a u haul. 

It was the sellers responsibility per their agreement to deliver the unit vacant.

Or you could pick up and deliver materials to job sites.

I would ask for owner to deliver vacant.

Can you sue an agent if they tell you “that an appraisal and inspection are the same thing and that you can be sued by the seller if you don’t deliver earnest money “?
