You can bypass this by 1) Bringing someone on your team that has it or 2) knowing a good lender or broker that can "endorse" you.

So glad you've already plugged into the Bigger Pockets podcast - that was a huge source of education for me when I first started.If you haven't already, I would recommend finding a real estate agent that you trust, and also start talking to lenders (banks, mortgage brokers, credit unions, etc.)

The referral agreement is with the broker.

customer service is poor, and once you get added to their email list it's hard to get off of it. 

I would connect with a local broker or attorney who can review the lease, and see if anything regarding free/paid signage has already been agreed to. 

I've turned  in one broker and one salesperson into MLS organizations I belong to for this very thing. 

It sounds like they have been there 6 months, so just tell them that they have.In terms of getting the best price on your insurance, I would always recommend you get in touch with an insurance broker.
