I have enough for 20% down of the $7 Million I would have budgeted for but wouldn't have enough again to cover the acquisition cost and then interest payments on a construction loan.Any help is appreciated Thank you

I would suggest if you are in need of help here to just have an accountant look over your entire tax situation and do it for you.

Some greatly exagerate the after repair value and way underestimate the repairs.Hopefully your previous experience will help you pick out the best deals.

The brands I've been bid on have been:Eco WindowsCGI Sparta SeriesLawson IndustriesESWindowsAssuraAssura is from home depot, main advantage i've found is that they have a quick lead time of 4 weeks, compared to everyone else saying 6-8 weeks.CGI I heard its a reputable brand with a good warranty Lawson, cheapest quote but Im' hearing has a huge lead time now and they have been messing up peoples orders with sizes or specificationsES Windows, comes from Colombia and I heard spare parts, replacements and customer service is terribleEco, I haven't really heard much about but price seems close to what I'm being quoted for CGI Spartas Anybody on here with more experience that can help me narrow it down? 

Always pay down your high interest debt first.It only makes sense to invest cash when it can provide a greater return on your money than your debt can.Hope this helps

So I definitely need to do a better job of getting the lots entitled (permitted) by starting the process well before they're needed.That being said, that permitting process and the area itself create a very unique situation that I believe helps deter anyone from coming in and doing large scale building.

This will help cover the cost of the equity pull.
