I was recently advised to look into wholesaling real estate as either a way to supplement income or create an entirely new career for myself.

While these are options, it sounds like you are very new to real estate, and I don't suggest either of these options for people that are brand new to real estate, for various reasons.  

Usually you want to provide yourself enough time to onboard your new pms before completely dumping your old pms.

I am targeting college students.

The new owner will be able to decide if they will gradually raise rents to market or have tenants move-out, renovate and mark-to-market.
