I am currently renting from the lady who has to move out, she isn't the owner like I had assumed.

There's a lady with vacant home and her husband just died about 6 months ago.

The secretary lady was telling me that if I buy it at auction, they will give me a clean title... my gut was telling me that's not true with auction.com based on what I read by you guys.

I just recommended it to a young lady wanting to explore real estate.

@DavidRI do hope that is not the case here, (and that lady should have took you up on meeting her half way).  

I have a nice single lady with a 4 year old and her  female roommate wanting to rent.

There is a possibilty that this may be the an option for my first deal...I have an older lady trying to sale her home because she no longer wants to have responsibility.
