All I can do is not call that guy again.Also, lesson learned, it is almost always better to get concessions from a seller and do the work yourself, versus making the seller do repairs before closing!

Make sure rental increase if not a national tenant goes up every year instead of blocked rent where the increase happens once every 5 years etc.Example 2% rent increase a year versus a 10% increase in year 6.
