When executing a 1031 exchange, the purpose is to upgrade to an asset that is similar to the asset you are selling.

For us, maybe checking to see if anything is broken or missing.

Banker said I"m clear to do other upgrades outside the rehab punch list since I have soo much equity. 

The property was built in 1923 and has had some upgrades to it in 2015, but not sure if gas lines were upgraded.
