I would like to grow a portfolio of properties over the next 5 years with cash on cash return as a focus, cash flow positive properties, and value add properties (fixer uppers).

Are you mainly focusing on wholesales at the moment?

We are looking to buy another, but maybe focus on Investing in more of a Vacation Rental this time, as we have 7 long term rentals and we feel our cash flow is good right now, and would like to explore the possibility of having a vacation rental, somewhere we would use as well.

Now on the buyer side, targeted marketing allows you to identify those that have expressed an intent to purchase and to focus your campaign.

@Forrest Martinson Now that I think about it, I haven't seen any books that focus on the people aspect of rentals.

We have been focused on purchasing turnkey buy and hold properties, so this is a diff direction for us.

Great Decision @Shelly F.I have been investing in the N/NW Suburbs of Chicago since a year now.I focus more on creative financing and Subject To buying RE strategies to acquire good properties in nice neighborhoods.

I personally focus on multifamily investing so that is usually where I direct people, but I also think people should find the niche they like and go with it and become experts.
