At the moment i only am aware of Texas as a market because my cousin is moving there in June and is a frequent traveller to US.  

However, legally the PR has the fiduciary duty to settle all claims, secured and unsecured or risk court sanctions or worse from an unpaid creditor or claimant.So, in practice, counsel for the PR should require settlement of creditor claims, particularly those for medical benefits. 

Ideally, a warmer location so I could accommodate many of my Canadian friends and family who travel to the US during the harsh winter months.

We have a lot of jobs and people moving here continuously from CA and elsewhere due to Texas favorable business environment, DFW being a great airport for bus. travelers, relatively low cost of living, highly educated labor pool, etc.  

News travels fast anyway, so going to your tenants and proactively letting them know you are dealing with the situation is probably smart.
