Along with statement of deposits held, repair logs (which are great so an owner can see and recall easily that we have fixed the same toilet 3x or anything that feasibly could annoy am owner), ongoing tenant balances, several things.

If you do end up in court, the judges LOVE that type of documentation.Also, make sure the deductions for repairs are 'industry standard', ie, no $500 bill for replacing a broken toilet handle.

Starting in the kitchen. new counters, new appliances, painted cabinets, opened up a wall, moved the laundry to downstairs adding a huge pantry to the kitchen. the rest of the upstairs got new flooring new paint, and a tile shower. the downstairs got a sheet-rocked made the bathroom usable, new shower, new toilet, new vanity, added the laundry room. new exterior doors, new windows, new fixtures. the downstairs was the biggest change to the house.

I'm buying a house in Los Angeles which has a garage that was converted to a guesthouse (i.e. it has nice finished floors, no garage door, a bathroom with toilet/sink/shower and kitchenette with sink/electric stovetop).From a risk perspective, I'm (relatively) ok with this, particularly because the entire home, garage included has been inspected many times (with no issues) as a new Certificate of Occupancy is being issued.

I sent the apartment pictures and video of what happened and how dark it was and asked for compensation for my broken groceries now dripping all over the floor in the shattered glass outside. i told them they were lucky there wasn't a hospital bill coming with it from the fall or cutting oneself in the shattered glass.That was on top of the fact that my neighbor upstairs has had toilet issues the last 3 weeks.
