We won the auction for $98,000 when we get to the house we realized the bank installed a brand new roof in the 2 days they took it off the market and listed it on auction.com How did you finance this deal?

I suddenly realized that I should have educated myself in finance and real estate long time ago.

I realized this we investors (including myself) puts too much importance on the cap rate.The cap rate is defined as, "used in the world of commercial real estate to indicate the rate of return that is expected to be generated on a real estate investment property.

I've read and reread it a few times now but I just realized yesterday that I actualized Part 1 of the book earlier this year without much fanfare.

If they are not it could be a while before the investor realizes it and it ends up costing even more to bring someone else in to do the work correctly. 

I have realized the importance of interacting with like minded individuals and am excited to make some connections with great people!  

Given the our current market situation I'm realizing most listed properties are a waste of time.

Some newer investors don't see that build date and potentially make a bad investment not realizing the amount of Cap Ex new systems cost.

I realize that moving forward is only through action, and experience is only gained by making that "first deal"(just like it was when I purchased my first rental 10 years ago).That being said, the transition still feels daunting, given the higher purchase prices and lack of experience as a "first timer" to multi-family real estate. 

After some seasoning, we quickly realized that you can pretty easily fill most any unit in under 2 weeks.
