You either get a basic policy (actual cash policy) which covers around 16 named perils or you buy a special form policy (replacement cost policy) this is also known as an all-rick policy because it covers anything that happens suddenly and accidentally that is not specifically excluded on the policy.

Now your neighbor suddenly turns his/her home into a short-term rental because there's no specific zoning law that prohibited it since it wasn't "a thing" before 10-15 years ago, and most zoning laws are a century old or so, and you are expected to live with the aggravation while your former neighbor profits.
