Since your in a Townhome I would suggest start looking for a MFH 2-4 unit to move into and you only need 5% down payment. 

However, this comes with more responsibilities, so it’s great that you’re open to being hands-on.Given your interest in making this investment potentially your full-time job, I’d recommend starting with a clear plan.

Our cleaner sends invoices at the end of the month for all of the month's cleans, and we pay them via ACH (used to do Zelle until we got big enough that we started getting hit by Zelle transaction limits).This works great for the properties we own.  

Here is a reason to go STR to start, then flip to something else.
