I let the tenants what I am going to do and what they do is up to them.

Based on what you wrote here, I think the lesson should have been to not chase a specific number of properties, rather chase a specific number of dollars.The lesson was to build some sort of active income within real estate through lending, which I'm currently doing, rather than chasing ownership of rental properties.

Instead of doing a full 1031 exchange, use your proceeds and pay off some problem debt as @Bill B. suggested. 

Kyle sounds like a nice plan, house hacking is great and how I got started by doing one in Rogers Park.

I got into the industry primarily to learn about real estate investments specifically long term rentals/ the BRRRR method so when it comes time for me to do my own deals I have the confidence and knowledge to do so.
