Two are in an LLC which is in an IRA.

I have read about individuals opening 2 LLC's and an S Corp, however with me being brand new to this and not at a rental stage, I am wondering what is my best option?

Can I then at a later date transfer the mobile home over to my newly created LLC?

Though it may seem premature- file for an LLC and get started on a website, even if it is just a placeholder for now.

But I understand problems happen and etc, so yes we will get a contract when we file for LLC for our future 8 unit in 2016.  

I recently posted asking for a lender who could do a cash out refi on 4 properties in my LLC.

Additionally, for me to refi these onto commercial notes would mean higher monthly payments, and my commercial lender would also want 20% down and for me to have a minimum of $36,000 in the bank in reserves to cover a year's worth of mortgage payments (which I don't quite have right now).So even if I wrote up a contract to purchase them and refi them, my bank would look at purchase price for the loan, not appraisal, so I'd have to come up with 20% of $174,000 for each one just to get them bought.I talked to my lawyer about setting up an LLC of some sort, and the lawyer was scratching his head on how to structure this.

(however this mirrors the college grad scenario of if every job requires 2-3 years experience how do you ever get a first job) And even if you could separate the LLC from you personally, how would the LLC's DTI every qualify?

Too may non responsive questions about the note, nothing recorded and their attorney wanted me to give them permission to sign for my LLC.
