I didn't say a word about it and overlooked it because it went into the long weekend.Now this month she was meant to pay on the 1st of Sept and then she wrote me a text on the 31st of August (Wednesday) that she won't be able to pay the rent till the following Tuesday the 6th of Sept due to changing employer and that they were delayed with her salary.

With that said, you really really want to either get educated on the market -- the neighborhoods, the various laws (lots more regulations to follow than say a typical Southern State market) and the numbers OR work with someone who can guide you (and later help you, if need be, with rehab, vendors and getting your rental working).

I realize that seems a crazy low number, but $20K in total rehab costs have a much greater percentage wise affect on a $70K house than say a $140k house.BTW the seller is being ridiculous even they are trying to sell a house $6K below market when it needs $20K in repairs.

I don't know what this dale Hensel did to you guys a link would be good to see what your talking about.but I have personally been funding these DCB class mid west for going on two decades.I like B class and strong C for out of state and D and C are only appropriate for locals .. and have repeated this 1000 times on this site.. of course not many listen some do but not many.But this one takes the cake huge volume and rehab money sent and never spent on the rehab.. and fake leases and getting rent money with no tenants or tenant is paying 400 but they are sending you 700.. all this is just to give the illusion of a safe secure investment or other would say a Ponzi..

Are the guests potentially more prone to be noisy or rowdy since they are in 'vacation mode' as opposed to say a longer term tenant who uses the property as their main dwelling.
