. $100 for capex/repairs won't be enough in the long run when it needs a new kitchen, roof, flooring, and bathroom in 20 years.

It needs ALL flooring, needs all new Windows, could use a new roof, needs to be painted, needs a kitchen remodel and the detached garage is literally about to collapse and needs to be torn down.  

I definitely didn't expect him to tear the roof open lol. 

Despite this, I am very confident in my analysis and numbers (I'm an engineer by training and enjoy the numbers aspect of real estate investing), so I could leverage my analysis as a means to convince lenders despite not having a track record of deals.

Newer furnace, new central air, roof in good condition.  

Money is an important aspect of that goal but if it ties me to a location it doesn't meet my investment criteria. 

As far as property management fees my wife is a local property manager so I did not include that, also as far as capex I don't see any major expenses as the roof is under the hoa, my business partner is a licensed hvac tech and regional rep for a local hvac/plumbing company and we can get all units and parts at well well below cost and install ourselves like we do on our flip properties.
